Fitzpatrick's Handyman Service LLC performs residential and light commercial repair, maintenance, fixture installation, and inspection punch list corrections in Nicholasville, Wilmore, and southern Jessamine County. Our routine scope includes:

  • Drywall patching, taped joint re-bedding, water damage repairs under 32 sq ft, and texture matching.

  • Plumbing fixture replacements: quarter-turn angle stops, P-traps, sink faucets, toilet rebuilds, garbage disposals, and exterior hose bibbs.
  • 120V electrical fixture swaps: switches, receptacles, GFCI retrofits, and ceiling fan installs on rated existing junction boxes.

Explicit Trade Exclusions: We do not pull whole-house electrical service permits, run new 240V subpanels, install structural DWV sewer stacks, or perform total roof replacements. Any work requiring specialized municipal trade permits is formally referred to licensed subcontractors.

Inquiry Only

Can I purchase repairs online or is this inquiry only?

This website serves as an inquiry and dispatch coordination portal only. Nothing is sold or paid for on the site; there is no shopping cart, no checkout gateway, and no mechanism for taking payments or storing payment card data directly on this domain.

A figure shown on the site or produced by our calculator is an estimate and not a binding quote. Figures displayed on our rates catalogue, marketing advertisements, or produced by our interactive Fastener Load Calculator are realistic budgetary ranges and trade benchmarks, not binding contracts. An inquiry becomes an order only when:

  • Kevin Douglas conducts an on-site visual diagnosis or reviews detailed photographic measurements.
  • A clear scope of work and materials estimate is presented to the client.
  • The property owner or authorized agent signs or electronically approves the written work order.
Pricing & Rates

How is repair work priced and what changes the price?

All financial figures are denominated in United States Dollars (USD). Our billing follows an audited, transparent trade rate structure without hidden trip penalties:

  • Basic Dispatch / Diagnostic Call-Out: $60–$100 per visit. Covers transit to your property, physical diagnostic inspection, laser measurement, and up to 20 minutes of immediate triage.
  • Standard On-Site Handyman Labor: $50–$80 per hour. Billed to the nearest quarter hour after the diagnostic window. Covers hands-on carpentry, drywall, mounting, and general punch list repairs.
  • Typical Single-Scope Small Repair: $75–$150 per repair. Fixed-bracket pricing for standardized jobs like toilet rebuilds, GFCI receptacle retrofits, or kitchen sink faucet replacements.

What changes the price: Site quotes depend strictly on five verified factors: job complexity; master craftsman qualification level; prevailing regional trade rates; actual materials and hardware required; and requested scheduling urgency (same-day emergency dispatch versus scheduled weekday appointment). Materials, fasteners, and specialty plumbing parts are billed at actual retail receipt cost with zero hidden markups.

Acceptable Use

What are visitors forbidden to do on this site?

Visitors are granted a limited license to access fitzpatrickshandyman.com to evaluate trade services and schedule repairs. What a visitor may not do here includes:

  • You may not flood our inquiry form (wunaba5.php) or live chat drawer with automated spam, denial-of-service payloads, or forged contact identifiers.
  • You may not scrape text, structural calculator algorithms, or pricing matrices for commercial reproduction without written authorization.
  • You may not submit fraudulent service tickets requesting emergency dispatch to properties you do not own, manage, or have lawful permission to repair.

Violations of these conduct rules result in immediate IP banning, bot-mitigation blocking, and potential civil reporting to local law enforcement authorities.

Intellectual Property

Who owns the text, photographs, and brand assets?

Fitzpatrick's Handyman Service LLC owns all proprietary text, photographs, brand marks, and layout code on fitzpatrickshandyman.com—including the registered brand mark, custom typography lockups, technical trade descriptions, fastener calculation formulas, and original job-site photography.

Photographs showing truck stock, joint compound floating, valve installations, and structural mounting are authentic documentary photographs taken on genuine residential and commercial work sites in Kentucky. Downloading, redistributing, or framing these visual assets for competing commercial enterprises is strictly prohibited under federal copyright law.

Disclaimers

What is provided as is and what conditions are not warranted?

This website and its preliminary estimation calculators are provided "as is" without implied warranties of fitness for atypical architectural conditions. While Kevin Douglas exercises trade-tested care on every assignment, physical repair work inherently encounters pre-existing property conditions.

We do not warrant or assume liability for concealed mechanical or structural defects not visible during preliminary inspection, including:

  • Internal plumbing pipe corrosion, hidden galvanic decay, or sub-slab leaks concealed behind drywall or floor tiles.
  • Unpermitted or substandard electrical wiring, overloaded circuit breakers, or aluminum branch wiring completed by previous unqualified occupants.
  • Rotten sill plates, termite-damaged wall studs, or unstable masonry substrates that fail when new fasteners are driven.

When concealed defects are uncovered, work pauses immediately, the property owner is shown the condition, and a supplementary work order is drafted before proceeding.

Limitation of Liability

What is the contractor's limit of financial liability?

To the maximum extent permitted by Kentucky law, the aggregate financial liability of Fitzpatrick's Handyman Service LLC, its manager Kevin Douglas, and its contractors for any claim arising from site use or repair work is strictly capped at the total amount actually paid by the client for the specific repair task at issue.

In no event shall Fitzpatrick's Handyman Service LLC be liable for incidental, indirect, punitive, or consequential damages, including loss of rental revenue, commercial downtime, temporary hotel lodging, or water damage arising from pre-existing fixture failures that occurred prior to our physical arrival.

Work Stoppage & Termination

When can service access or on-site work be refused or withdrawn?

We reserve the right to refuse service, cancel bookings, withdraw website access, or immediately halt work on site under specific safety and contractual conditions:

  • Hazardous Materials: If undisturbed materials suspected of containing asbestos, lead-based paint (in structures built prior to 1978), or toxic black mold are uncovered, work stops immediately until certified remediation is completed.
  • Unsafe Working Conditions: Unstable subflooring, hostile occupants, unrestrained aggressive domestic animals, or severe structural rot that presents physical collapse hazards.
  • Non-Payment or Verbal Abuse: Hostile behavior toward our craftsmen or refusal to pay agreed-upon material disbursements immediately terminates the service relationship.

In the event of a safety-related stop-work order, the client remains responsible for the diagnostic call-out fee and active labor hours completed up to the stoppage point.

Jurisdiction & Venue

Under what law do these terms run and where are disputes heard?

These terms and all contractual service agreements entered into with Fitzpatrick's Handyman Service LLC run under the law of KY, United States (the Commonwealth of Kentucky), without regard to conflicts of law principles.

Any dispute, mediation, or legal proceeding arising out of these terms or field operations conducted by Kevin Douglas shall be heard exclusively in the courts of NICHOLASVILLE (Jessamine County, Kentucky). Both parties consent to personal jurisdiction within the courts of NICHOLASVILLE.

Policy Updates

How is a change to these terms announced?

A change to these terms is announced by posting the amended agreement directly on this page with an updated effective date header. Fitzpatrick's Handyman Service LLC reserves the right to amend these Terms of Service as regional material costs, statutory regulations, or trade insurance policies require.

Continued scheduling of repair visits following the posting of amended terms constitutes binding acceptance of the updated standards. Clients with ongoing contracts are governed by the terms in effect on the date their service ticket was originally signed.

Accessibility

How does this website support digital accessibility?

Fitzpatrick's Handyman Service LLC believes mechanical trade information should be accessible to all community members in Nicholasville, including individuals with visual, motor, auditory, or cognitive disabilities. We engineer this website to conform with Web Content Accessibility Guidelines (WCAG) 2.1 Level AA standards.

Key technical accessibility measures implemented across this site include:

  • Screen Reader Semantics: Plain HTML structure with descriptive headings, explicit ARIA labels on button states, and complete descriptive alt text on real job photographs.
  • Touch Target Sizing: All buttons, inputs, phone links, and navigation items maintain minimum 44px tap targets.
